I have a nice place in Botolan Zambales that’s walking distance to a good clean public beach, and Sundowners Beach Villas, Botolan. I’m not looking to make a profit. I don’t want to put this on Airbnb. I just want to offset some of my monthly outlay and the cost of electricity and furnishings and such by offering a great deal to a few of my friends. This will help me continue to keep this going for as long as possible.

Things to Do on your Getaway

  • Hang out and work or sleep all day (if that’s your thing).
  • Walk to the free public beach and get some sun and surf.
  • Pay a consumable fee to use Sundowners facilities, restaurant, bar, pool, beach, etc.
  • Visit other local resorts for similar deals.
  • Book one of the many local tours from Sundowners, or do them on your own.
  • Rent a bike and tour yourself.
  • Visit Mount Calib-ungan for sightseeing, riding, or hiking. I can set you up with a guide to a lookout property or you can drive, bike, or hike up to ADELicious Hangout Coffee Shop. It’s shown on the to do page.
  • Visit the local rivers for fresh water swimming.
  • Go shopping in the local markets or visit Iba for malls and supermarkets.

What's The Good?

  • The home is new.
  • Both bedrooms have brand new working AC units in them.
  • The price for what you’ll get is hard to beat in this area.
  • There are no additional fees (unless you break something).
  • This is a true friends and family deal. You are an insider.
  • Flexible check-in and check-out times. Basically whatever you want.
  • Gated parking on the premises.
  • The beach, Sundowners, Good Guys, and a number of smaller shops and food and drink places are only 5 minutes walk away.
  • There is a trike stand near by and restaurants in walking distance.
  • There are cooking facilities, basic pots and pans, basic plates and utensils, as well as a microwave/convection oven. Refrigerator not yet installed.

What's the Catch?​

  • Cabinetry is hand-made.
  • Furniture is minimal but adequate.
  • Good bed with frame in Masters BR. Convertible frameless bed for second BR (also comfortable).
  • You must bring your own towels, etc.
  • You have to supply your own internet via cell data on your phone (for now). Decent LTE cell data is in the area.
  • Keys must be picked up and dropped off in Pampanga–unless other arrangements can be made.
  • You must be a trusted friend or family member to avail this deal. This is not for the general public.
  • Weather and ocean conditions can be unpredictable.
  • There are no rain-checks.
  • There is only one place. Availability is on a first come first served basis.
  • Only small pets that do not cause damage are allowed.
  • No smoking allowed in the home.
  • Location of the home and pictures of the outside only will be given to people who book a stay.

What are the rules?

  • Please treat the home as if it were your own.
  • Do not damage or take anything in the home.
  • If you break something you have to pay for it.
  • If you dirty something please clean it up before you leave.
  • Supervise any children or animals to avoid damage.
  • One small pet is allowed, but should be kept outside or on the back patio if possible. Monitor for barking.
  • The home is not typically for rental. If asked your friend is allowing you to stay for a day or two.
  • Please take or dispose of your own trash. It’s OK to burn it in the back yard.

How Much is it?

  • The requested price is P1000 per person per night (air conditioning and water included).
  • There is a minimum of 2 people and 2 nights. In other words if you’re alone it’s still P2K per night.
  • There is a maximum of 4 people and 1 week stay per visit. It’s possible that an exception can be made.

What Else?

  • If you’d like to hike up Mount Cali-bungan for a spectacular view or to just hang out or have a picnic, we have guide who will lead you. Just give him a a decent tip before you leave. An appointment will be necessary, so let me know.
  • Take a trike to the base of the mountain, and meet him there. Arrange for the trike to pick you up.

How do I Get there?

  • By car it’s 2-hours from Subic, or 3-hours from Angeles on most days.
  • Use the Victory Liner. Get dropped off at Santa Maria Church in Botolan and grab a trike at the nearby trike station.
  • Tell them you want to go near Sundowners Beach Villas. The property is just before the sign that says Welcome to Puroke 5 Sitio Baba (Sundowners is after the sign).

How do I avail this awesome deal?

  • Contact me in person. If you don’t know how, this deal is probably not for you.
  • Let me know the dates and the number of people you want to go.
  • Pay the fee and pick up the keys.
  • Drop off the keys when you return.
